Specialist Disability Accommodation (SDA)


Specialist Disability Accommodation (SDA) refers to accommodation in purpose built houses, units, townhouses and group homes for NDIS participants with extreme functional impairment or very high support needs who require specialist housing solutions such as specialist designs or may have a location or features that make it feasible to provide complex or costly supports for independent living.

The National Disability Insurance Scheme (NDIS) is one of the biggest reform in Australia to support approx. 460,000 people with disability as NDIS participants with $22 Billion per year funding to the NDIS scheme with $700 Million specifically to SDA.

SDA is one of the funding categories for an NDIS participant.

A Registered NDIS provider who is approved for SDA registration group is responsible to maintain the accommodation a participant lives in, similar to a landlord or property manager. Properties Enrolled as Specialist Disability Accommodation (SDA) with the NDIS are eligible to have the rent paid by the NDIS to accommodate eligible participants.

Supported Independent Living (SIL)

A registered NDIS provider who is approved for Supported Independent Living services under NDIS is responsible to use the SIL funding (depending on the level of support) to provide quality support workers to help with and/or supervision of daily tasks to develop the skills of participants to live as independently as possible and can be used at a place of their choice which can be shared or individual arrangement. These supports may be provided in one of the SDA approved and enrolled properties.
